How does SpareRoom work?

SpareRoom is a platform that connects people who have a spare room to rent with people looking for a room to live in. It is free to use for both sides.

Two types of member

There are two types of member on SpareRoom:

  • Hosts — people who have a spare room available and want to find a flatmate or tenant.
  • Guests — people looking for a room to rent.

How hosts use the site

Hosts create a listing describing their room, the property, the weekly rent, and what is included. The listing appears in search results so guests can find it. Hosts can also browse guest ads posted by people actively looking for a room.

How guests use the site

Guests search for available rooms by suburb or city, filtering by price, move-in date, and other preferences. Guests can also post a room wanted ad, which hosts can browse to find a suitable person.

Making contact

Once a guest finds a listing they are interested in, they contact the host through the SpareRoom messaging system. We recommend keeping all communication on-site — it keeps a record of everything and protects both parties.

Agreeing on an arrangement

If both parties are happy to proceed, the arrangement is agreed directly between the host and the guest. SpareRoom is not a party to any agreement — we simply provide the platform for hosts and guests to connect.
