When creating a listing, you will be asked to choose a rental type. SpareRoom supports two options: Room by Room and Entire Property. Choose the one that matches your situation.

Room by Room

Select this if you are renting out individual rooms in a property where you live or where other tenants already live. For example:

• You have a spare bedroom in your home and want a flatmate.
• You own or manage a shared house and rent rooms separately.

With Room by Room, each bedroom is listed individually with its own price and availability. Guests rent a room — not the whole property — and share common areas such as the kitchen and living room with other occupants.

Entire Property

Select this if you are renting out the whole property. For example:

• You are moving out and want to sublet your apartment.
• You manage an investment property and rent it as a whole.

With Entire Property, guests take on the whole place — there are no other occupants they will be sharing with.
