When creating a listing, you will be asked to choose a rental type. SpareRoom supports two options: Room by Room and Entire Property. Choose the one that matches your situation.
Room by Room
Select this if you are renting out individual rooms in a property where you live or where other tenants already live. For example:
- You have a spare bedroom in your home and want a flatmate.
- You own or manage a shared house and rent rooms separately.
With Room by Room, each bedroom is listed individually with its own price and availability. Guests rent a room — not the whole property — and share common areas such as the kitchen and living room with other occupants.
Entire Property
Select this if you are renting out the whole property. For example:
- You are moving out and want to sublet your apartment.
- You manage an investment property and rent it as a whole.
With Entire Property, guests take on the whole place — there are no other occupants they will be sharing with.

If you live in the property and want to find someone to share with, choose Room by Room. If you are renting the whole place to one person or group, choose Entire Property.
