Creating a listing on SpareRoom is free and takes around five minutes. Your listing will appear in search results once it is active.

Before you start

You will need a registered account. If you have not registered yet, sign up here.

Step 1 — Overview

Enter the details about your property:

• Rental type — Room by Room or Entire Property (see What rental type should I choose?)
• Address — your full address (only the suburb is shown publicly)
• Property type — house, apartment, studio, etc.
• Duration — short term, long term, or any
• Parking — whether parking is available
• Bedrooms and bathrooms — total count for the property
• Description — tell guests about the property, your household, and what you are looking for
• Furnished, internet, smoking — key property features
• Guest preferences — the types of guests you are happy to accommodate

If you selected Entire Property, you will also set the weekly price and availability dates here.

Step 2 — Bedrooms

If you selected Room by Room, add each available bedroom individually. For each room you can set:

• Room title and description
• Weekly price
• Available from and available to dates
• Minimum stay
• Bed type and bathroom type

You can add multiple rooms if more than one is available.

Step 3 — Amenities

Tick the amenities available at the property. These are used as search filters, so filling them in accurately helps guests find you.

Step 4 — Photos

Upload photos of the bedroom and common areas. Listings with photos receive significantly more enquiries. See How do I add, edit or delete photos?

Making your listing active

Once all steps are complete, return to the Overview tab, turn on the Active toggle at the bottom of the page, and click Save. Your listing will appear in search results immediately.
